A real estate appraiser estimates real estate values for a variety of clients which may include mortgage lenders, attorneys, homeowners, appraisal management companies, related professionals and investors. The demand is high at times and low at others. This business suffers from the “feast and famine” syndrome so it is good to save money in the good times and work as much as possible.

An appraiser spends much of his time gathering and analyzing data. While doing this travel will be required to the property being appraised. There are two types of real estate appraisers, commercial and residential. Commercial appraisers command higher fees since their work is more complex than residential appraisal work. To get started in this business you should have a solid background in statistics and real estate. Good analysis skills are also very important. To get to the experienced required and aspiring appraiser will begin to work as an appraiser trainee with an appraisal firm or as an appraiser trainee with a government agency usually a county or a city. During this two-year period the trainee will gain valuable experience to get him started as a certified, licensed or general appraiser.

This business allows you to work from home and in a few instances people with disabilities can do this business. As with any professional license continuing education is required. The highest expense involved is car maintenance and fuel. You should advertise to investors, lenders, real estate professionals, attorneys, and appraisal management companies. You can charge usually $200 to $500 per residential appraisal, and $1,000 or more per commercial appraisal depending on complexity of work. For Internet link related to this business do a search for the Appraisal Institute, the International Association of Assessments Officers, the Appraisal Foundation, and Appraisal Buzz.

Studies in demographics and trends abound in the market of real estate. Every day new reports are speculating about the ups and downs, the insides and out of this industry. In deciphering the material for building real estate business, the consensus shows that niche markets utilizing specialized services, provide the largest profit for the least amount of time investment.
How does the average agent/broker tap into that knowledge?
No longer is the real estate agent/broker set to go upon passing the real estate exams. Further training is needed in the area of marketing for success in todays business place. Broker Price Opinions, Short Sales, Credit Scores, REO, Staging, Retired Clientele, Investors…. The list goes on and on to divide the real estate market into specialized segments. Real estate exams are for legal proficiency, not marketing success.
Why is the market becoming so segmented? Due to the rapid rise in real estate appreciation realized over the last few years, many newcomers have entered the field of real estate. Higher commissions were regularly realized and there was no need (or time) to study market segments. Now, the interest rates are starting to rise and whether or not they reach their previous highs, the market will experience a tightening of the belt. This tightening will weed out the real estate professionals that are unable or unwilling to increase their level of knowledge in specialized markets.
Since there is no real estate exam for marketing to specialized niches, the agent/broker is left to his/her own resources for finding, training, and providing these necessary skills. There are many ways to do this. Certainly experience in the particular niche is valuable, but what if the professional doesnt have the experience? There are companies out there that are providing the knowledge to real estate professionals along with the marketing suggestions to build the specialized niche into a full fledged, profitable business. Agents/brokers need only to browse the resources available through the internet.
Try www.realestateproguides.com. There are complete programs for specific real estate marketing. These programs provide knowledge of the specific market, including forms and examples for analysis. Some are touted as computer programs; however, we know that real estate is sold through the provision of specific, timely, knowledgeable attention given to the client in an easily comprehendible format. The personal touch is the most excepted, expected source for this.
New paths are exciting, and real estate is not known for a boring ride. Real Estate Professionals change with the times, and provide a comfortable, enjoyable experience to themselves and their clients.br

The real estate industry viewed and continues to view the Internet as their portal to a vast population of buyers and sellers in their area and beyond.
Website after website has popped up across the Internet and website designers have created entire businesses around the real estate industry.
Though there are a number of real estate professionals who are pleased with the results of their investment, many real estate professionals are quite disappointed with the results of their often considerable investment.
The reality for many real estate professionals that invested in having a website designed and developed is they simply chose the wrong design firm. Often mesmerized by bells and whistles, real estate professionals lost sight of the true key to success: results!
In real estate location is everything, the same is true for real estate professionals on the Internet. Having the most beautifully designed website on the Internet with every bell and whistle possible is certainly nice, but is it worth the investment?
Real estate brokers and agents must ask themselves how successful they will be in selling the most amazing house they ever saw if they are unable to show it to anyone. If no one sees it – will anyone buy it?
With the overwhelming majority of real estate professionals having a finite budget for website development and marketing it is important to spend that budget wisely.
Though a good portion of a budget should be spent on the design and development of a website, a larger portion should be spent on the marketing and optimization of the website so your newly designed website is seen and can actually be a source of leads for your business.
Investing in the development of a website without investing in the optimization and marketing of the website is akin to building a great restaurant in the middle of the desert. Sure those limited visitors that may come to your restaurant may be impressed, the traffic is simply not strong enough to sustain it.
The most successful real estate professionals on the Internet are investing in both website development and optimization/marketing. Selecting design firms that handle SEO and marketing has proved successful for those real estate professionals that are looking to tap into the great potential of the Internet.
In a business where location is everything, it is time real estate professionals heed their own advice and consider the location of their website in search engine result for real estate.
David Casey, VP, SetSitesHigh (http://www.setsiteshigh.com), a website design, development and marketing firm has extensive experience in the real estate industry.
